1.- General Information
In the following Terms and Conditions (hereinafter “T&C”) you will find our legal conditions governing the contracting of our services. It is important for you to read and understand them as, making a booking or contracting our services and signing the agreement, you agree to be bound by these T&C.
We remind you that, via our website www.livensaliving.com (the “Website”) you can make a reservation for Livensa Living student residences, as well as Livensa Living Studios flexible accommodations.
You can stay in our student residences if you are a student enrolled in a university or educational institution, a researcher, or if you are involved in the academic world.
If you meet these requirements and want to stay in one of our flexible Livensa Living Studios accommodations, you can benefit from special offers.
We remind you that our flexible Livensa Living Studios accommodations can accommodate anyone, but in case you make a reservation in any of these accommodations through the website www.livensaliving.com, you will only find rates with special offers for students.
So that, if you are not a student nor related to the academic world, but you want to stay in our flexible accommodation Studios, you must make your reservation at www.livensalivingstudios.com.
- REGISTRATION PROCESS
To make a reservation at Livensa Living you will have to do it through our Website (www.livensaliving.com), either with the help of our call center and our telephone support system or through any other official platform where this possibility is offered.
To book any room or contract any of the services offered through our Website, you must be of legal age or at least 16 years old on the start date of the contract and have the authorization of a parent or legal guardian.
In case you were underage, we will request some information of your legal guardian and we will contact him/her to finalize the contracting of the services and rooms offered and to guarantee that you have the authorization to stay in one of our residences.
To book a room, you must first create a profile where you will have to fill out several forms with your personal data. Please note the email address you provide will be used to identify you and we will use it to send you the corresponding communications and the appropriate information of your booking during your entire stay. We therefore strongly encourage you to indicate an address that you use and consult regularly.
Once you have consulted our residences and accommodation, the rooms, their features, availability and, finally, you have created a profile, you will be able to book a room and contract any additional services that may be available in each one of them. If there is no availability, a message will appear informing you of this situation, inviting you to select other dates, room type and/or residence or accommodation.
The additional services offered on the Website will contain its specific conditions such as the price and/or its cancellation, and other issues considered relevant to your booking (“Particular Conditions”) and will be specific and binding.
To complete any booking or the contracting of additional services, you must previously accept these T&C, as well as the Privacy Policy to sign the corresponding agreement.
By accepting these legal texts, we are expressly regulating your rights and obligations, acknowledging and declaring that you have read each and every one of the legal texts mentioned above.
To complete the booking process, and depending on the length of the stay, you will have to pay the amounts indicated either at the time of booking or subsequently after signing the contract, within the deadlines stipulated in each case.
Once completed the booking process and the signature of the agreement, we will send you an e-mail informing you that the request has been registered and the room booked. In case you don’t make the payment of the appropriate amounts within two (2) days from the signature of the agreement (48 hours), neither the booking nor the signed agreement will have any validity between the parties.
Please note that if you don’t make the relevant payments after signing the contract within the established deadlines, in accordance with the payment terms stipulated in the agreement, and in any event before check-in, this situation may also result in the early termination of the agreement for non-compliance with the payment obligation, and therefore, in the cancellation of your booking.

- PAYMENT METHODS
The payment methods accepted are:
- SEPA zone
- Payments available through the Flywire platform.
- Direct debit payment.
*The SEPA area consists of thirty-six countries: the members of the European Economic Area (comprising the twenty-seven states of the European Union plus Liechtenstein, Iceland and Norway) and Andorra, Monaco, San Marino, Switzerland, United Kingdom and Vatican City State).
- Other areas
The means of payment accepted for the formalisation of reservations will be those available on the Flywire platform, which may vary depending on the country you are in.

Who can stay in Livensa Living student residences?
- Only people who have the status of student and are enrolled in a university or educational center, researchers, and those who belong or are linked to the academic world (e.g. teachers) can stay in our residences.
If you meet the above requirements and want to stay in Livensa Living Studios flexible accommodation:
- If you meet the above requirements, you can also make your reservation in our flexible Studios accommodations through this website, where we have special rates for these groups.
2.- Booking Policy
This Booking Policy is intended, where applicable, for those contracts in Livensa Living residences in Spain and Portugal and flexible accommodations Livensa Living Studios formalized on this Website. To make a reservation on our website, you must create an account, provide your identification data and pay the corresponding amount.
To book a room or a bed you will have to fulfill the requirements indicated above, as well as the terms and conditions of payment related to the Booking Fee, the Housing Fee and the Deposit, through our online booking system.
The cost of the Booking Fee at the time of formalizing the reservation and signing the contract will vary depending on the duration of your stay and the site chosen.
In any case, the Deposit and the first month’s Housing fee must be paid at least 30 days before the start date of the Agreement.
Depending on the duration of your stay and the accommodation, or in case the start date of the Agreement is equal to or less than 30 days from the booking date, we may ask you at the moment of signature to also make the full payment of the stay or the first month’s Housing fee along with the Deposit.
Once you have made your booking, signed the contract and paid the corresponding amount, you will receive an email confirming your booking (Booking Confirmation Document). If you have completed all these steps and have not received the confirmation document, please contact us and inform us of your incident.
If you finalise the reservation process (pre-reservation) but do not pay the Booking Fee within 48 hours from the date of signing the Contract, the pre-reservation will be cancelled and will be understood as not having been made.
Therefore, if you do not make the payment within this period, we will consider the booking process as not completed and, so, the reservation of the requested room or bed cannot be guaranteed.

3.- Cancellation Policy
We inform you that you will have to communicate your intention to cancel the contract by sending an email to the address [email protected], indicating the booking number, start date of the contract and details of the person who made the reservation.
1.- Cancellation prior to the start date of the Agreement:
You may request the cancellation of your contract before the star date, in the following cases:
I.- Withdrawal: If you request the cancellation within a maximum of 14 days from the date of signing the Contract and, in any case, before the start date of your Contract. If the period between the date of signature and the start date of the contract is less than 14 days, the withdrawal will only be valid for the days remaining from the date of signature to the start date of the contract.
To request it, you can fill in Annex II of the contract, or any other form, as an unequivocal statement of your desire to withdraw from the Contract, accompanied by a copy of your national identity card or passport and send it by e-mail to [email protected].
II.- You were not admitted to the university/educational institution in the province for which you made the booking. In this case, you must provide proof of enrolment in a different province.
III.- Your visa application, for the period corresponding to your booking, has been refused by the Spanish/Portuguese authorities. The visa refusal document will be requested as proof.
In all the above cases, the amounts already paid will be refunded provided the conditions indicated are met.
It will be understood that the cancellation has been communicated when the communication has been sent before 23:59h on the day of reference. Any email or notification sent after that time shall be deemed to have been communicated on the following day.
In case you are not in any of the above situations, but you want to cancel your contract before the start date, you can also apply if:
IV.- You find a person as a replacement, under the same conditions and type of contract, until at least the End Date of the Agreement.
In this case, the person replacing you shall not have signed a contract with us during the previous academic year, nor be in the process of negotiating or signing a contract for the current academic year. In addition, this person must be a student, researcher or belong to the academic world, and be of the same sex as you in the case of having a bed in a shared room. To request the cancellation of the contract, you will have to inform us in writing, by sending an e-mail to the address of your accommodation indicated in the contract, and follow the procedure indicated for that case.
V.- If with respect to the Agreed Period, you pay 50% of the Housing Fee as compensation for the damage caused.
In any case, the penalty shall not be less than one (1) month nor more than three (3) months of the Housing Fee that was contracted.
2.- Cancellation from the start date of the Agreement, and prior to the completion of the agreed period:
Once your contract has started, you may also request cancellation if:
- You find a person to replace you, on the same terms and under the same type of contract until at least the End Date of the contract. The person who replaces you will have to meet the requirements set forth in Section 1 (IV).
- You may request the unilateral cancellation of the Agreement, before the expiry of the agreed period, if with respect to the time required to complete the Agreed Period, you pay 50% of the remaining amount of the Agreement, considering that:
The penalty in this case shall not be less than one (1) month nor more than three (3) months of the Housing Fee. Furthermore,
- You will have to pay in full the month which you leave the Residence, and
- The penalty will be calculated considering the period remaining to complete the Agreement (End Date), excluding the month in which you leave the Residence.
To manage all these situations once the contract has started, you must send a cancellation request to the email address of the building where you are.
You can find this email address in the Particular Conditions of your agreement.
All bookings are subject to availability. Livensa reserves the right to reject a booking at any time, cancel it or not accept it, in the event that the payment information provided is not valid or if the security systems indicate that the reservation is anomalous or there is a risk that it is fraudulent.

Who can stay in Livensa Living Studios flexible accommodations?
– Anyone can stay in our flexible accommodations, but you can only benefit from the special offers published on this website if you are a student, a researcher or if you belong to the academic world (being a teacher, etc.).
If you are a student, but prefer to benefit from other type of conditions:
– You also have the option to book in our Studios accommodations through our website www.livensalivingstudios.com.
If you are not a student, but you want to stay in Livensa Living Studios:
– If you do not meet the above requirements, you will have to make your reservation through www.livensalivingstudios.com.
2.- Booking Policy
This Booking Policy is intended, where applicable, for those contracts in the flexible accommodations Livensa Living Studios. When you make a reservation directly through our website, you must create an account, provide your identification data and pay the corresponding amount.
To book a room or a bed you will have to fulfill the requirements indicated above, as well as the terms and conditions of payment related to the Booking Fee, the Housing Fee and the Deposit, through our online booking system.
The cost of the Booking Fee at the time of formalizing the reservation and signing the contract will vary depending on the duration of your stay and the site chosen.
Depending on the duration of your stay and the accommodation, or in case the start date of the Agreement is equal to or less than 30 days from the booking date, we may ask you at the moment of signature to also make the full payment of the stay or the first month’s Housing fee along with the Deposit.

3.- Cancellation Policy

4. Special Promotion
Only people who have made their reservation through this Web Site will be able to benefit from these promotions.
Livensa Living Traveller
Go on holiday and stay at any Livensa Living establishment in Spain or Portugal, and, if you like, bring a friend with you!
We’re offering you and a friend the opportunity to book a Livensa Living accommodation in our residences or flexible accommodation at special rates for up to 8 weeks per year, with a minimum stay of 3 nights.
- Validity period
The promotion is available from 1st June 2022.
Those staying during the 22/23 or 23/24 academic year, with a valid contract of 3 months or more, will be able to benefit from the special Livensa Traveller conditions until August 30, 2024.
- Promotional rate
You can stay at Livensa Living accommodation in Spain or Portugal on a room-only basis (meals and other extras are not included):
- The daily rate for a standard single room, subject to availability: €35 including VAT (linen included, as well as weekly cleaning for stays of more than 8 days)
• This rate may not be available on specific dates or periods.
- Conditions of the Livensa Traveller offer
- Stay for academic year 22/23 or 23/24, with a confirmed booking of 3 months or more.
- You must book for a minimum stay of 3 nights and a maximum of 21 consecutive nights per stay.
- You may extend the offer to a friend; the friend need not be accommodated at Livensa Living. The friend must book a standard single room in the same accommodation and for the same dates as you.
- you both must be of legal age.
- The booking must be paid in full on the date Livensa Living issues the confirmation.
- Along with the amount due for the stay, each of you must pay a deposit of €100 per booking. The accommodation will keep this deposit as a guarantee under the same terms as in the Housing Contract for academic year or semester bookings.
- You must be up to date with payments at your accommodation, in order to qualify for the promotion.
- You will each individually sign a Housing Contract and its corresponding Code of Conduct.
- Neither of you will be entitled to receive visitors during their stay.
- At the time of booking, both of you must prove the student status by showing a student ID or confirmation of enrolment from their educational institution.
- It is possible to book at more than one accommodation site provided the stipulated time limits for the duration and period of stay are respected.
- The offer is not valid for bookings at the home accommodation.
- How to book your Livensa Traveller stay:
- Interested parties should book their stay and, if applicable, that of their friend by sending an email to the front desk of the accommodation where they are currently staying, including:
- Name and ID numbers,
- Destination accommodation
- Booking dates
- Attach documents certifying student status
- Livensa will reply you confirming the availability of the booking, providing arrangements for making the payment and signing the accommodation contract.
- Bookings may only be made between 7 and 30 days prior to the requested arrival date.
- Capacity
Rooms offered through this promotion are subject to the availability of rooms at each accommodation. Bookings will be handled in the order in which they are received. - Changes to the terms and conditions
- This promotion is offered by Livensa Living. The terms of participation will be revised and are subject to change at the end of each academic year or period of validity.
- Data protection
In accordance with current regulations on personal data protection, the participant (both the resident and their friend, according to the terms described in this document) in this promotion (the “Data Subject”) is hereby informed that the personal data required to participate in this promotion will be processed by the entity with which the resident has established their contractual relationship, namely their main residence, to whom they will submit their application to participate in this promotion (the “Data Controller”). The Data Subject can consult the list of entities involved in Appendix I of Livensa Living’s privacy policy (https://landing.livensaliving.com/politica-de-privacidad/).
The Data Controller will process the data in a lawful, fair and transparent manner for the following purposes:
a) To manage the booking of the Data Subject in this promotion.
b) To communicate the relevant data to the leasing entities at the residences which the Data Subject wishes to visit, according to the terms and conditions outlined here.
c) Compliance with the legal obligations to which the Data Controller is subject as a result of this promotion.
The legitimate basis for data processing following from purposes a) and b) is the fulfilment of the contractual relationship maintained between the Controller and the Data Subject through the acceptance of these terms and conditions. For this reason, the Data Subject’s data must be processed in order to carry out the established purposes; without it, it would not be possible to achieve them. The legitimate basis for the processing of the Data Subject’s data for the purpose c) comes from the Controller’s obligation to comply with the applicable legal provisions.
Any resident participating in this promotion affirms that they are authorised by their friend to provide the friend’s personal data. Likewise, they affirm that, if they directly provide their friend’s personal data to participate in the promotion, they have provided said friend with the content of this document and, in particular, the content in this data protection clause.
In addition to sending the Data Subjects’ data to the destination residences, as required to participate in the promotion, the personal data provided by the Data Subjects may be communicated to governmental entities when required by the same or in compliance with any obligation established in current legislation in force at any time, as well as to the leasing entities of the Data Subjects’ destination residences to manage the promotion.
The personal data provided will be retained for as long as the contractual relationship with the Data Subject is in force. Once this relationship is terminated, where appropriate, it may be retained for the time required by applicable law and until the expiration of any liabilities arising from the same.
The Data Subject may exercise their rights of access, rectification, deletion, opposition, limitation and data portability by sending an email to the Data Protection Delegate: [email protected] or by sending a letter via post to: C/ Poeta Joan Maragall 1, 7º 28120 Madrid, under the terms established in the current regulations. Likewise, if the Data Subject believes that their rights under applicable data protection regulations have been violated, they may file a claim with the Spanish Data Protection Agency.
Sending a request to participate in the promotion implies the express acceptance of all of these rules of participation in the “Livensa Traveller” promotion.
- Livensa Living’s decisions regarding all matters related to this promotion and final incentive will be definite.

5. Rebookers Promotion
Rebooker Conditions
1. Validity period and Allotment
You will be able to renew your contracted accommodation in our residences and accommodations whenever you are ready, but please be aware that, if you wish to keep the same room you are in now for the next academic year, the renewal period is limited to February 12 to 23, 2024.
The first rebookers to complete the process will benefit from the special price. Once the available allotment is sold out, the current Best Available Price will be extended. Nevertheless, you would still enjoy the rest of the perks of the rebookers’ campaign.
2. Benefits of the Rebookers offer
- Bookings for Academic Year and Full Year periods will enjoy special rates until the allotment is sold out. The sooner you complete the booking process, the better.
- You will be exempt from paying the booking fee.
- Your deposit will be transferred to your 24/25 booking.
- Two free nights for siblings in September/October, staying in your room (subject to availability)
- A one-week stay in any of our accommodations in Spain and Portugal will be raffled among all rebookers in each building. Dates of stay during the Summer of 2024. Booking subject to the conditions of the Livensa Traveller program.
- SPECIAL OFFER Livensa Traveller: Stay for a week (minimum stay) at any of Livensa accommodations this Summer and enjoy the last two nights of your stay for free (reservations subject to availability).
- SPECIAL OFFER! If you have a current Academic Year contract (10 months), you can extend your current contract to a Full Year (12 months) at unique rates & conditions, please check with the Reception.
- You will have free parking during your stay/ You will have a 50% discount on the car park during your stay.
3. Eligibility
- The Rebookers offer is available to all residents with signed contracts in place upon receipt of this communication.
- The offer is only for Semester, Academic Year and Full Year bookings.
- Not applicable to “Twin Single Use” room type.
4. Conditions of the Rebookers offer
- The Rebooker must be up to date with payments linked to the 23/24 stay, no pending invoices. In case of not meeting this condition, Livensa Living will have the right to cancel the 24/25 booking.
- Once you receive the email to formalize your reservation, you must sign the contract of the 24/25 stay withing 24 hours.
- Participation in the Rebookers promotion is guaranteed from the moment the contract is signed. Submission of the renewal request form alone does not guarantee the bed/room.
- The current housing deposit will be transferred to the new booking. In case the amount is lower than the current contract, or if a portion of the deposit is needed to cover the resident’s obligations corresponding to the reservation for the year 23/24, the resident must pay the used or remaining part until completing 100% of the deposit amount within the first 5 days after being notified.
- The offer “Rebookers” expressly waives the right of withdrawal, but the remaining terms and conditions of Livensa Livingshall apply.
5.- Booking process
- Residents who wish to stay in the same room will fill in the appropriate form indicating the period of next year’s booking. These residents will have priority to book their stay between 12 and 23 February 2024.
- Rebookers who want to change their room type: If you want to renew your contract, but you want to change your room type, please let us know through the corresponding form subject to availability.
- A strict order of priority will be maintained in sending contracts for signature based on the receipt (date/time) of the forms.
- If any errors are found on the form, Livensa staff will contact the resident to solve the error, but the priority order will be lost.
- Residents will have 24 hours to sign it. If not signed within 24 hours, the reservation will be cancelled.
- The booking is not confirmed until the contract is signed.
- The “Rebookers” offer cannot be combined with any other offer or promotion.
- Participants shall be deemed to have accepted these terms and conditions.
